Under the Residential Tenancies Act 2010 (NSW), a landlord generally cannot force you to professionally clean the carpets at the end of a tenancy. A standard lease term demanding professional carpet cleaning is only enforceable in specific situations. When professional carpet cleaning is expected

  • You kept an approved indoor pet. If the landlord consented to an indoor pet and the lease includes a reasonable pet-cleaning condition, professional carpet cleaning can be required.
  • Carpets were professionally cleaned at the start. If the entry condition report records that the carpets were professionally cleaned before you moved in, you’re expected to return them to that same standard.
  • The carpets need it to match the condition report. You must leave the property “as nearly as possible” in its starting condition, fair wear and tear excepted. Stains, heavy soiling or odours that a vacuum won’t fix effectively require a professional clean to avoid a deduction.

What counts as “fair wear and tear” (not your responsibility)

Gradual thinning in hallways, slight flattening of the pile, and minor fading from everyday light and dust are the natural result of normal use. These can’t be charged to you. Burns, large unremovable stains, pet urine that has soaked into the underlay, rips and drag damage are a different category — those can be claimed against the bond, though only at the carpet’s depreciated value, not full replacement cost.
